Equity Senior Private Client Advisor Dylan Ferguson has recorded AED 101.3 million in sales from six villas at the first residential release at Marsa Al Saadiyat, ranking as the top-selling individual agent in the launch’s first 48 hours, according to Aldar’s sales data.
Equity has recorded more than AED 130 million in sales from eight villas at the launch, <a href="https://menainsights.com/faraday-future-signs-strategic-cooperation-agreements-with-six-regional-partners-advancing-middle-east-eai-robotics-commercialization/”>with Ferguson’s six transactions accounting for AED 101.3 million.
The milestone follows Aldar’s launch of Talay, the first residential community within Marsa Al Saadiyat. Sales commenced on 23 September, with the first release comprising 351 standalone four-, five- and six-bedroom villas.
The wider Marsa Al Saadiyat masterplan has a gross development value of AED 100 billion and spans 6.4 million square metres across eight kilometres of waterfront. Led by Aldar as master developer, it is expected to become home to more than 58,000 residents and represents the final phase of the Saadiyat Island masterplan.
For Ferguson, the strength of the opportunity was clear well before sales opened.
“I always tell my clients to speculate as little as possible when investing off-plan. With Marsa Al Saadiyat, the fundamentals were there from the beginning. Saadiyat Island has already proven itself as one of the UAE’s most desirable locations, and Aldar has an established track record.
“I’ve worked with every client I represented on this launch for more than three years. That trust matters. We look at the investment first and whether it genuinely makes sense for them.
“Equity had strong allocation access and was at the top of the priority list, but access only matters when you know what you’re looking for. We understood the project, had confidence in it early and made sure our clients were prepared. When the right opportunities became available, we were ready to act.”
Victor Lupson, Head of Off-Plan at Equity, said the response reflected a combination of fundamentals rather than any single feature of the development.

“Abu Dhabi is one of the strongest off-plan markets we’re seeing at the moment. Buyers are more selective about where they put their money, and projects with strong fundamentals are standing apart.”
