GFH Partners (“GFHP”), a real assets investment management firm, part of GFH Bank B.S.C (“GFH”) focused on global real asset investments, agreed terms to sell a portfolio of US based logistics & industrial assets.
The portfolio sale, valued at approx. $130 million, relates to a portfolio of assets held as part of GFHP’s seventh and eighth industrial and logistics fund series, managed by GFH Partners Fund Management. The transaction is targeted to generate investor returns in excess of 10%, reflecting the strength of the underwriting and active asset management approach by GFHP.
GFHP which oversees over US$ 7bn of assets under management, continues to believe in the merits of investing in the Logistics and Industrial sector in the US as it is currently investing in niche segments of the industrial sector including cold storage, industrial build-to-suit developments, and transportation logistics, based on a strategy of location selectivity, tenant strength, and ability to add value through active occupancy and asset management. GFHP’s focus on build to suit, transportation and purpose built industrial & cold storage assets have formed the cornerstone investments in its ninth & tenth industrial and logistics fund series, which have collectively deployed over $200 million across these strategies.

Conviction in Niche Industrial Strategies
GFHP’s investment activity spans several specialized industrial segments, each supported by distinct structural fundamentals:
- Cold Storage: Demand is driven by e-grocery, food supply-chain modernization, and life sciences distribution, while specialized construction limits new supply—supporting long leases, high tenant retention, and mission-critical use.

- Industrial Build-to-Suit: Purpose-built facilities typically secure long-term, credit-backed triple-net leases with contractual escalations.
GFHP believes these dynamics position transportation logistics, cold storage and industrial build-to-suit developments as durable components of institutional real asset portfolios. The firm intends to continue expanding its exposure to these strategies through its existing and future investment vehicles.
